What a real inspection involves.
We get on the roof. That sounds obvious and it is not — a meaningful share of the quotes homeowners receive in this city are produced from the driveway or from satellite measurements, which cannot show bruising, cannot show whether a flashing was reused, and cannot show what the deck is doing. Ours starts with someone on the roof, photographing what they find.
From there we check the penetrations and flashings, look down the valleys, walk the eavestrough line for pitch and for rot in the fascia behind it, look at the wall assembly, and get into the attic wherever access allows — because attic intake blocked by decades of insulation top-ups is one of the most common and most consequential defects in Calgary housing, and it is invisible from the ground.
You get the photographs and an itemized written quote, usually within one business day. If a repair is the right answer rather than a replacement, we say so in writing. If the damage is storm-related, that same inspection becomes the documentation package your insurer needs — see how hail claims work. And if there is nothing wrong, we tell you that too, at no charge.
